At Giorgi we’ve just released our latest single – a single-storey residence that’s rocking
a feel of refined modernist chic.
Located in Minora Road, Dalkeith, it’s a home conceived to stand the test of time,
both aesthetically and practically.
Our clients are an empty nester couple who briefed us to create their forever home on a single
level with no staircase. The idea was to enable them to enjoy their new living quarters not
only now but in years to come.
For our talented architects in the Giorgi studio, the single-storey footprint generated
an abundance of design opportunities, allowing ceiling heights and skylights to be manipulated
to create an atmosphere unique to each individual space, flooded with natural light.
Set on a wide frontage 1012sqm corner block, the home is a masterwork of proportion,
volume, light and form sculpted in concrete and glass with a low-slung modernist aesthetic.
A must-have in the couple’s brief was a wish to feel connected with their natural exterior
surroundings while maintaining a secure and private sanctuary for everyday life.
At the same time, they wanted a home that could also be an extroverted,
sophisticated entertainer for friends and family.
That desire has been fulfilled by an ambience that resembles a high-end resort with
an almost imperceptible boundary between indoors and out. An 8-metre long cavity door
links the living and alfresco zones opening out to an infinity pool and spa.
Such features allow the occupant to feel as if the internalised courtyards and backyard
are part of a much larger interior space.
Ceiling volumes have been sculpted to delineate areas within the home, bringing in light
and framing viewpoints of existing trees.
Clean lines and lofty suspended roof planes are shaped through the use of concrete
and large expanses of glass.
The 600sqm home has an entertainer’s kitchen with separate larder leading through
to a dining area, living area and vast alfresco, three bedrooms including a master suite
with dressing room, four bathrooms, a home office and massive garage workshop.
Concrete has been used in an imaginative and refined manner
throughout the home, including the roof, which allows for generous
overhangs and the appearance of a thin, light floating roof plane.
When it comes to finishes, a minimal industrial chic palette allows the architectural
form to be the hero.
At the entrance, a natural stone blade wall and imposing 3x2m custom timber pivot door
set the tone for what’s to come.
Inside, bold choices such as polished concrete floors and polished plaster ceilings are
tempered by the warmth of dark timber for the cabinetry and living room floor, with upholstered
fabric wall panels adding a further softening touch.
It’s a home that simply must be experienced to appreciate its appeal.
